New Video: Living in Boerne, Who It's For and Who It's Not

By Phyllis Domingo, REALTOR® · San Antonio Relocation Specialist · 5 min read

My newest video takes an honest, needs-based tour of Boerne's neighborhoods, from the walkable downtown and the lake to the quieter in-town streets, and who each area tends to suit. Watch it here, then dig into the neighborhood guide, the Boerne landing page, and the full 2026 relocation guide.

What this video is about

This is my newest video, and it does what my Boerne videos always try to do: walk the town's neighborhoods honestly and talk about who each area tends to suit, and who it may not suit, based on how you actually like to live. No pressure, no pitch, just a local's read on the map.

You can watch the full video right here, then read on for the short version of the lifestyle questions it raises.

What it's like to call Boerne home

Boerne runs on a smaller-town Hill Country pace, and that is the first thing newcomers either love or notice. Days move slower here. The downtown is genuinely walkable, with the Hill Country Mile's shops and patios a short stroll apart, and the creeks and trails make it easy to be outside most of the year.

When you want the water, Boerne City Lake is a quick drive from downtown, with swimming, kayaking, and fishing on the same reservoir locals call their backyard. Main street plus lake plus oak shade, that is the everyday rhythm of life here.

The honest part: that same pace is exactly what some buyers are looking for, and exactly what others are not. If you want big-city energy, late-night options, and constant motion, a smaller Hill Country town will feel different, no matter how lovely the setting.

Who each kind of Boerne neighborhood tends to suit

The video walks the town neighborhood by neighborhood, and the honest answer is that Boerne is not one size. Established streets near downtown suit buyers who want to walk to Main Street and live among older homes and mature trees. Newer communities on the town's outskirts suit buyers who want new construction, shared amenities, and a little more room around the house.

A few questions the video leaves you with:

  • Buyers who want the small-town rhythm, walk to coffee, wave at neighbors, know the Saturday market schedule, will find the in-town neighborhoods rewarding.
  • Buyers who want acreage-style Hill Country living with a newer house and community grounds should put the outlying communities on the tour list.
  • Buyers who want big-city energy or a shorter daily drive into downtown San Antonio may find Boerne's pace a trade they are not ready to make, and that is a fair answer too.
  • Anyone still deciding: the best next step is a weekend here, a few drives through the neighborhoods in the video, and a conversation about your actual list.
