The San Antonio area's largest 55+ community, Del Webb Hill Country Retreat, holds roughly 2,090 homes, with resale prices typically running from the high $300,000s to the mid-$600,000s. Here is an honest, Fair Housing clean tour of active-adult options in San Antonio and Boerne.
Start with the biggest community on the map
The number that frames the whole category: Del Webb Hill Country Retreat is the San Antonio area's largest 55+ community at roughly 2,090 homes, built in far-west San Antonio inside the Alamo Ranch master plan off Loop 1604 and Highway 151. Resale homes there typically price from the high $300,000s to the mid-$600,000s today, with homeowners association dues around $184 to $187 a month, per 55places.
That is a wide range on purpose: inside one community, a patio home and a larger single-story model can sit far apart in price. The useful takeaway is the ballpark, then verify against current listings, because resale prices move month to month.
Smaller communities, each with its own price point
Outside the big names, the area's 55+ inventory gets more varied. Scenic Hills in Schertz has been around since the 1980s, with most resales in the $200,000s to $300,000s. The Orchards at Valley Ranch, an 88-home active-adult community in northwest San Antonio, has resales running from the mid-$300,000s to the low $400,000s. Amorosa at Cibolo Canyons, about 135 age-targeted homes, most often lists in the $400,000s to $600,000s, with averages around $538,000.
Notice the pattern: entry pricing for a single-family home in a San Antonio-area 55+ community starts around the mid-$200,000s, with new or luxury communities reaching into the $600,000s, per 55places.
The Boerne connection
If you want the Hill Country version of active-adult living, Regency at Esperanza in Boerne is a gated, luxury 55+ community where homes average around $666,000, per 55places' San Antonio metro data.
Boerne's appeal for 55+ buyers is not just the scenery: a walkable main street, strong schools for visiting grandchildren, a calm pace, and San Antonio about 30 minutes to the south.
Trying it on by renting first
Not ready to buy? The market has 55+ rental communities too. Solea Alamo Ranch lists two-bedroom apartments from about $1,900 a month, while Overture Stone Oak and Sage Stone Oak run roughly $1,600 to $3,100 a month depending on floor plan, per the Capitol Moving guide to 55+ communities in San Antonio.
Plenty of relocating households rent in a community for six to twelve months before deciding where to buy, and for an active-adult move that trial period can settle every question a brochure cannot.
Age rules, done honestly
55+ and 62+ communities operate under the federal Housing for Older Persons Act, which allows them to set minimum-age occupancy rules. Each community sets its own requirements, so ask for the exact occupancy rules in writing before you compare.
And the other side matters just as much: fair housing is the law in every community I show, age-restricted or not. I never steer anyone toward or away from a community based on who they are, and every buyer is welcome to explore every listing in San Antonio and Boerne.
What to check before you make an offer
These six checks filter out most mismatches before they cost money, and a good local agent walks them with you:
- HOA dues and exactly what they cover: grounds, clubhouse, pool, exterior maintenance, gate security.
- The community's age and occupancy requirements, in writing.
- Single-story floor plans if stairs matter, and whether the ones you like have them.
- Proximity to what you actually use weekly: groceries, a pharmacy, a clinic, church, and family.
- Resale history in the community, so you know what the next buyer might pay.
- Texas property tax exemptions for homeowners 65 and older; your appraisal district can explain what applies to you.
The honest bottom line
Active-adult living in the San Antonio area spans a real range: entry communities in the $200,000s, mid-price gated neighborhoods, and luxury Boerne options averaging around $666,000. There is no single right community, only the one that matches how you actually want to live.
