Boerne's median home price ran about $668,000 in early 2026, more than double San Antonio's. Here is why the Hill Country town costs more, what you get for it, and which nearby communities stretch the budget further.

HAR.com's price trends for Boerne's 78006 ZIP put the median at about $668,000 in March 2026, with February at $665,446 and January around $690,000. Over the past year the market has hovered in a fairly narrow band around that level.
That is roughly double San Antonio's citywide median, so the first question from most newcomers is simple and honest: what exactly are we paying for?
What the premium buys
You are paying for the Hill Country itself: acreage, live oaks, creeks, and limestone, plus a downtown that feels a world away from strip malls. You are also paying for Boerne ISD, which Niche graded A and ranked #3 in the San Antonio area in 2026, and for the small-town rhythm that sits a 30-minute drive from San Antonio.
None of that shows up in a price tag, but it is the reason the premium exists and why it has stayed sticky.
Where the tradeoffs sit
There are real costs beyond the price. Commuters spend more time on I-10, Kendall County property taxes run higher than many Texas suburbs, and inventory in the classic Boerne neighborhoods can be thin in any given week.
The honest framing: Boerne is a lifestyle purchase with a schools dividend. If both of those matter to you, the price makes sense. If either is a maybe, a north-side San Antonio suburb might serve you just as well.
Nearby options when the median feels steep
Fair Oaks Ranch, Bulverde, and parts of Comal County sit closer to San Antonio pricing while keeping Hill Country scenery and strong schools. Each has its own trade: Fair Oaks Ranch offers gated golf and equestrian living, Bulverde trades convenience for acreage, and New Braunfels brings two rivers and a bigger small-city life.
All of them get full neighborhood guides, because choosing between them is really a question about how you want to spend a Saturday, not just what you can afford.
A newcomer's next step
The median tells you about the market; a weekend tells you about the town. Come walk the Hill Country Mile, get lunch on a Main Street patio, and take one drive at rush hour, and you will know more than a month of listings could show you.
