Aging in San Antonio: 361,000 Bexar County residents are 60+, and what that means

By Phyllis Domingo, REALTOR® · San Antonio Relocation Specialist · 6 min read

About 361,000 Bexar County residents are 60 or older, roughly 17.7% of the county, while 14.4% of the San Antonio metro is 65 and up. Here is what those numbers mean for families planning the next chapter.

The senior population, by the numbers

According to American Community Survey five-year estimates for 2019 through 2023, about 361,000 Bexar County residents are 60 or older, roughly 17.7% of everyone in the county, per the age breakdown at Neilsberg.

Zoom out to the whole San Antonio-New Braunfels metro and the 65+ share is about 14.4% of roughly 2.76 million people, below the national share near 18%, per USAFacts. San Antonio is a slightly younger metro than the country as a whole, and still, about one in seven residents is 65 or older.

What that means for housing

A population that size creates steady demand for homes that suit an older stage of life: single-story layouts, zero-step entries, wider doorways, and locations close to medical care, groceries, and family. That is not about who should live where, it is simply what many buyers in this chapter look for, and builders in and around San Antonio have responded.

If you are helping parents move closer, or planning your own right-size, the practical questions matter more than the labels: Could this house work with a walker someday? Is the grocery store an easy drive? How far is the nearest hospital?

A note on fair housing

A quick, important note: I work with buyers of every age and background in every neighborhood, and posts like this are general information, never steering anyone anywhere. 55+ and active-adult communities have their own age and ownership rules, and when a client asks about them we review those rules honestly, community by community, alongside every alternative.

The numbers that help you plan

Keep the big three in your head when you start the conversation: 361,000 Bexar County residents are 60 or older, about 17.7% of the county; 14.4% of the metro is 65+, versus about 18% nationally; and that demand translates into a real pool of single-story, move-in-ready homes in many price ranges, plus builders who understand what older buyers ask for.

Where the senior living guides live

If the numbers above raise practical questions, we have dug into the specifics in other posts: what 55+ communities near San Antonio actually cost and offer, how downsizing as empty nesters plays out in practice, what Texas property tax relief for homeowners 65 and older is worth, and what senior living really costs in San Antonio.

Talk it through with a local

Every one of those decisions depends on your family's specifics: budget, health, distance to kids, and what 'home' needs to do for you now. Call or text me at 210-744-5478 or use the contact page and we will sort through it together, at your pace.
