Vibe Quiet estates, generous lots

Terrell Hills is the quiet, green counterpoint to its neighbor Alamo Heights, and it is one of my favorite neighborhoods to show relocating buyers who want space and privacy: a deliberately residential community of estate homes, generous tree-shaded lots, and winding lanes, all inside Loop 410 about 10 minutes from downtown. It shares the Alamo Heights ISD schools that buyers move across the country for, and it suits people who want real privacy and mature landscaping without leaving the city.

The feel of the area

What it's like to live here

Developed in the 1920s and 1930s as an exclusive residential suburb, Terrell Hills remains a leafy, unwalled kind of retreat: winding lanes, deep lots, stately brick and limestone homes, and no commercial district of its own, which is exactly what many residents love about it. Neighboring Olmos Park and Alamo Heights supply the shops and restaurants; Terrell Hills supplies the calm.

Mature landscaping is the neighborhood's signature. Mighty live oaks, tall hedges, and lush lawns frame homes that range from grand brick Georgians and limestone haciendas to graceful mid-century estates, many set well back from quiet streets.

There are no shops or restaurants actually inside Terrell Hills, and residents consider that a feature. The corner store, the coffee run, and the school run all happen in neighboring Alamo Heights, Olmos Park, or along nearby Broadway, which keeps the streets here astonishingly quiet even at rush hour.

Housing market

Homes and what to expect

Terrell Hills offers some of the most substantial in-town properties in San Antonio. The housing stock spans Spanish Revival and Mediterranean homes, Tudors, Neoclassical and Colonial-style estates, mid-century moderns, and gracefully renovated ranch homes, most built from the 1930s through the 1960s on larger-than-average lots. Recent market reports put the median sale price around $850,000, with established classics in the $650,000s to $900,000s, renovated and estate homes in the $900,000s to $1.5 million range, and large custom estates above that. Typical lots run roughly a quarter acre to a third acre, with estate properties well beyond. As always, these are ranges from recent sales, not a promise; I can show you the current inventory and comparables for your exact target.

Schools

Alamo Heights ISD

Terrell Hills is part of Alamo Heights ISD, giving residents the same acclaimed feeder pattern: Cambridge or Woodridge Elementary, Alamo Heights Junior School, and Alamo Heights High School, a high school with published national rankings (Niche). School runs are short, and many streets are walkable to a neighborhood elementary campus. I've also put together a full Alamo Heights ISD guide covering the latest Texas Education Agency rating and what families should know about the zone.

Getting around

Commute and access

Terrell Hills sits inside Loop 410, about 10 minutes north of downtown. Streets are winding and often dead-end, which keeps traffic light, yet Broadway, the airport, and the medical center are all within easy reach. Loop 410 and U.S. 281 give quick exits to every part of the city and the Hill Country beyond.

Lifestyle

Things to do in Terrell Hills

Life here is quiet and green. Olmos Basin Park and the trails along the San Antonio River are steps away, the Alamo Heights village is a five-minute drive for coffee and dinner, and downtown is a short, tree-lined cruise. Golfers and club members appreciate the private clubs nearby, and the airport is delightfully close. On warm evenings, the long driveways and big live oaks make this the best kind of private retreat.

Who it's for

A great fit for buyers who want a large in-town lot, real privacy, established landscaping, and Alamo Heights ISD without the village bustle: professionals and empty nesters looking for a retreat-like setting, growing families who want the district, and anyone trading down from a ranch or estate who isn't ready to give up space.

Terrell Hills FAQ

What is the difference between Terrell Hills and Alamo Heights?

Alamo Heights has the walkable village, shops, and restaurants. Terrell Hills is almost purely residential: bigger lots, quieter streets, and more estate-style homes, with the same school district and similar proximity to downtown. Buyers who love a morning coffee run pick Alamo Heights; buyers who love a long private driveway pick Terrell Hills.

Are Terrell Hills homes expensive?

Terrell Hills generally trades at the top of the San Antonio market because inventory is scarce and lots are large. Recent market reports put the median near $850,000, and sales vary widely with lot size and construction era. I can pull current comparables so you can weigh the trade-offs against nearby Alamo Heights and Olmos Park.

Is Terrell Hills gated?

No, Terrell Hills is not gated, and residents like it that way. The winding street pattern, deep lots, and established landscaping naturally keep through-traffic out while keeping the neighborhood open and walkable.

Are there HOA rules in Terrell Hills?

Terrell Hills is an incorporated city with its own zoning and building guidelines; for example, the city caps the floor-area ratio and building coverage on lots. Most streets do not carry a homeowners' association the way newer master-planned communities do. I'll review the specific rules for any property you consider so there are no surprises.
