Vibe Gated golf and equestrian community

Fair Oaks Ranch is the gated, master-planned community on the Kendall County side of the Bexar line, about 30 minutes from downtown San Antonio, and it's a favorite of mine for relocating families who want the country-club package: golf and equestrian amenities, immaculate streetscapes, and Boerne ISD schools, all with an easy I-10 commute.

The feel of the area

What it's like to live here

Developed around the old Fair Oaks Ranch estate, the community grew into a collection of gated neighborhoods with golf courses, a country club, equestrian trails, and community parks and pools. Newer sections blend ranch-style lots with modern Hill Country construction, and the homeowners' association keeps the streetscapes immaculate.

The sense of community is unusually strong for a suburb: holiday parades, neighborhood pools, tennis and pickleball, miles of walking trails, and children riding bikes in the evenings. It feels less like a cul-de-sac suburb and more like a small town with a gate.

The community leans into family life. Pools open all summer, leagues form without much effort, and the holiday parades roll through on golf carts. If you're moving to San Antonio and want structure and instant neighbors, Fair Oaks Ranch delivers it faster than almost anywhere I work.

Housing market

Homes and what to expect

Most homes here were built from the 1990s through the 2010s in a mix of Texas Hill Country traditional, ranch, and contemporary brick-and-stucco styles, on lots that run from about half an acre up to several acres in the estate and equestrian sections. Recent market data put the median sale price around $780,000 to $790,000 in 2025, with entry sections in the $550,000s to $750,000s, typical family homes in the $750,000s to $1 million range, and custom and estate properties above that. Many sections are gated, with HOA fees that cover gates, common grounds, pools, and community events. As always, these are ranges from market data, not promises; I'll pull current listings and sales in the sections that match your budget.

Schools

Boerne ISD

Fair Oaks Ranch is served by Boerne ISD, including Fair Oaks Ranch Elementary, a campus with strong published ratings (Niche), with Boerne High and Champion High anchoring the upper grades. The district's small-town quality and strong published ratings (Niche) are the top reason buyers choose this corner of the Hill Country, and my full Boerne ISD guide covers the rating, the feeder patterns, and what families should know before buying in the district.

Getting around

Commute and access

Fair Oaks Ranch sits on Interstate 10 at the Kendall and Bexar county line, about 25 miles from downtown San Antonio. The drive to the city or the airport runs about 30 minutes, and Boerne's main street is a 10-minute hop in the other direction. That in-between position is the community's superpower: you get the quiet and the schools, and both the city and the Hill Country are close.

Lifestyle

Things to do in Fair Oaks Ranch

Life centers on the outdoors: golf, tennis, equestrian trails, and the creek and greenbelt systems threading through the neighborhoods. Boerne's Hill Country Mile is a 10-minute drive for dinner and shopping, and the Shops at La Cantera and the Rim are about 20 minutes toward the city. On any given evening the trails are full of families walking, biking, and walking the dogs, and the pool schedule runs the whole summer.

Who it's for

Great for anyone who wants highly rated schools, a resort-style gated community, and quick access to both San Antonio and the Hill Country: relocating families who want the Boerne ISD feeder pattern, golfers and equestrians, and professionals who want a structured, amenity-rich community with a manageable commute.

Fair Oaks Ranch FAQ

Is Fair Oaks Ranch a good investment?

Demand has been consistently strong because the formula is rare: gated community, golf and equestrian amenities, Boerne ISD schools, and a manageable San Antonio commute. Inventory turns quickly, and well-kept homes hold value exceptionally well. I can show you current listings and recent sales in the sections that fit your budget.

Does Fair Oaks Ranch have HOA fees?

Yes, most sections have HOA fees that cover the gates, common grounds, pools, and community events, and the level of upkeep reflects it. I break down HOA fees and what they include for every home you consider, so there are no surprises at closing.

Can kids walk to school in Fair Oaks Ranch?

Some homes are walkable or a short bus ride from Fair Oaks Ranch Elementary, and the community's trail system makes after-school bike rides to parks a daily ritual. Because feeder campuses vary by section, I confirm the exact school walk and bus route for each address.

Is Fair Oaks Ranch only for golf lovers?

Not at all. Golf and the country club are a centerpiece, but plenty of residents never touch a club. For most families the draw is the combination of gated neighborhoods, Boerne ISD schools, community events, and the easy split between San Antonio and Boerne.
